Where it starts.

Each project arrives with its purpose, milestones and first tasks written out. Here is how the first three read.

What a real estate agent's working week involves

Television shows the keys handed over, not the Saturday open house where nobody comes, the seller who wants twice what the house is worth, or the three months before the first commission cheque. Shadowing working agents for a few days, and asking them about income in their first year, tells you whether this work suits your temperament and your bank balance before you spend money on a course.

First tasks

  • List three agents you know or can reach through friends and family
  • Ask each for a half hour chat about their first year in the business
  • Ask one agent if you can shadow a showing or open house
  • Write down what surprised you and decide whether to go ahead

Licensing rules where you plan to sell property

Whether you need a licence, and how you get one, depends entirely on where you work. Jamaica's Real Estate Board licenses salesmen and dealers, US states require a pre-licensing course and state exam, Canadian provinces have their own regulators, and in the UK there is no licence but agents must belong to a redress scheme and be supervised for anti-money laundering.

First tasks

  • Find the official regulator for real estate agents where you will work
  • Copy its entry requirements, fees and exam rules into one note
  • Check whether you must be sponsored by a broker before applying
  • Put a target date beside each requirement

Pre-licensing course study plan

Most licensing routes start with a set number of course hours covering property law, contracts, agency, finance and ethics, and many students fall behind because the course is self-paced and the exam feels far away. A study plan with fixed weekly hours and practice tests, chosen from a provider the regulator approves, gets you to the exam ready rather than hopeful.

First tasks

  • Check the regulator's list of approved pre-licensing course providers
  • Compare two providers on price, format and practice exam bank
  • Block fixed study hours into your week for the length of the course
  • Sit a full practice exam after every third module

Make it yours.
